Hurricane season roof checklist for South Florida homeowners
Ten things to check before June 1 and what to do in the 48 hours before a storm.

Most storm damage we repair started as a small problem that was already there in May. Here is the list we run on our own homes.
Before the season
- Walk the perimeter and look up: cracked, slipped or missing tiles, lifted shingle edges, rust streaks on metal.
- Check the attic after a heavy rain for damp insulation or stained decking.
- Reseal pipe boots and vent flashings that are cracked or chalky.
- Clear gutters, scuppers and flat-roof drains.
- Trim branches that touch or overhang the roof.
- Confirm your wind mitigation report is current and on file with your insurer.
- Photograph every side of the roof and the house exterior. Date-stamped photos are the best claim evidence you can have.
- Locate your policy and note the hurricane deductible and the claim-reporting deadline.
- Check that shutters or impact-rated openings cover every opening, including the garage door.
- Save your roofer's number. After a storm, the call list is long.
In the 48 hours before landfall
Bring in loose items, secure patio furniture, close shutters, and move cars away from trees. Do not get on the roof. If you know of an existing leak, put a tarp and bucket inside rather than attempting anything outside.
After the storm
Photograph damage before anyone touches it. Call for emergency tarping. Report the claim to your carrier promptly. Be careful with anyone who shows up unsolicited asking you to sign an assignment of benefits. You can hire any licensed roofer and keep control of your claim.
