Tile is the signature roof of South Florida. Done right, a clay or concrete tile roof handles sun, salt air and wind for decades. Done wrong, it leaks at the underlayment long before a single tile cracks. We build the system underneath as carefully as the tile you see.

What is included

  • Clay, concrete, flat, barrel and S-tile profiles
  • Two-ply self-adhered underlayment or peel-and-stick systems rated for HVHZ
  • Foam-set or mechanically fastened tile per Miami-Dade NOA
  • Hip, ridge and eave detailing with weather-blocking
  • Replacement of rotted fascia and decking found during tear-off
  • Tile matching for repairs on existing roofs

Every tile product we install carries a Miami-Dade Notice of Acceptance, and the attachment method is chosen for the wind uplift your roof slope and exposure require. In Palm Beach County we follow the Florida Building Code wind-borne debris requirements for your address.

    We walk the roof, check the decking from the attic and photograph everything.

    Specify

    You get a written scope with the tile profile, underlayment and fastening method spelled out.

    Install

    Tear-off, dry-in the same day, tile set, then a final inspection with the county.

Questions we hear about tile

How long does a tile roof last in South Florida?

The tile itself can last 50 years or more. The underlayment is the real clock: 20 to 30 years for modern self-adhered systems. Most tile re-roofs we do reuse nothing and replace the whole system.

Clay or concrete?

Clay holds its color longer and weighs slightly less. Concrete costs less and offers more profiles. Both are approved for HVHZ when installed to their NOA.

Can you repair a few broken tiles?

Yes. If the underlayment is sound we replace the broken tiles and reseal. If the underlayment has failed, a patch only buys time and we will tell you that plainly.
