A lot of South Florida homes have at least one flat section: the garage, the Florida room, the addition. Flat roofs fail at seams and drains, not in the field. We install systems with welded or torched seams and we fix the drainage that caused the last roof to pond.

What is included

  • TPO single-ply with hot-air welded seams
  • SBS modified bitumen, torch-applied or self-adhered
  • Silicone and acrylic restoration coatings over sound existing roofs
  • Tapered insulation to eliminate ponding
  • Scuppers, drains, parapet caps and tie-ins to tile or shingle

Why it matters in South Florida

Afternoon storms dump a lot of water fast. A flat roof here needs positive drainage and a membrane that stays flexible in the heat. White TPO and reflective coatings also cut attic temperatures noticeably in summer.

How it works

    Core sample

    We cut a small test section to see how many layers exist and whether the insulation is wet.

  2. 02

    Design drainage

    Tapered insulation and drain locations are planned before any material is ordered.

  3. 03

    Install and test

    Seams are probed and a flood test is done on critical areas before we leave.

Questions we hear about flat

Coating or replacement?

A coating works when the existing membrane is dry and attached. If a core sample shows wet insulation, coating traps the problem. We show you the sample.

How long does TPO last?

Twenty to twenty-five years for a reinforced 60-mil membrane installed with welded seams.

Can you tie a flat roof into my tile roof?

Yes. The transition flashing is the most common leak point on mixed roofs and we detail it with metal and membrane, not caulk.
